Eildon is hard at work pulling together its budget for the financial year 2020/21 and we need to hear our customers’ views on our rent increase proposal before we can make a decision.

What are we proposing?
We are proposing to keep the increase as low as possible for our customers, while also allowing us to maintain and improve the high-quality services we provide. That means we are proposing to limit the rent increase to 2.5% and the service charge increase to 3.1% (5% in some sheltered housing developments but, if this applies to you, you will be sent a letter outlining the increase proposed for you).
This increase is lower than our rent setting policy suggests but we are confident that we can continue to deliver our ambitious plans with this smaller increase. You can learn more about our plans below.
So, what does it mean for you?
In previous years, we have provided general information about the increases, and customers have given feedback that it was difficult to understand what the percentage increase meant for them.
We’ve listened to this feedback and this year and have written out to all tenants providing more specific information on what this increase will mean for you.
Customers have also asked why we consult at this time of year. This is because we try to forecast using an inflation figure as near as possible to when we set our budget that also allows time for the Board to take customer views into account when making their decision.
The Eildon Board will consider the feedback we receive and will make its decision in February 2020. Once the decision has been made, you will receive a letter in March confirming the exact amount you will be charged from 1 April 2020.
What does rental income pay for?
We provide almost 2,500 high quality affordable homes for people across the Scottish Borders, delivering services like repairs and maintenance and tenancy advice and support, while also having ambitious plans to build at least 750 more new homes over the next few years. You can see from the image below how we spent rental income last year.
In addition to the high-quality services we currently deliver, we have also created a new team within Eildon: The Home Improvement Team. This team has recently started work on our largest ever modernisation programme which will see the replacement of things like kitchens, bathrooms, windows and heating systems where these are needed across our housing.
