We set a basic rent each year for our most common house type – a single person flat with a separate bedroom.
The base monthly rent in 2021/22 is £293.63.
We use this as a basis, then apply a formula to take account of size of property, flat or house, number of bedrooms, and other elements. This gives the basic rent for each property.
Rents are reviewed in April each year, in line with our Rent Policy. Inflation is calculated using the Retail Price Index (RPI).
From 1 April 2021, for most tenants, basic rent increased by 1.5%. Please note that this increase is lower than our Rent Setting Policy suggests (RPI + 1%) but our Board was keen to keep rents as affordable as possible for customers while also making sure that we can continue to deliver high quality services.
General Tenancies
If you’re a general tenant, you will have a single rent charge which includes service charges for:

Sheltered Housing
In 2018 we carried out a review of charges to ensure we are able to continue to provide a high quality services which resulted in charges increasing significantly. We introduced new service charges for customers whose tenancies commenced after April 2018. These service charges increased by 2.3% from April 2021. Following consultation with tenants it was agreed to phase these increases in for current tenants with a 5% rise this year.
