We set a basic rent each year for our most common house type – a single person flat with a separate bedroom.
The base monthly rent in 2020/21 is £289.29.
We use this as a basis, then apply a formula to take account of size of property, flat or house, number of bedrooms, and other elements. This gives the basic rent for each property.
Rents are reviewed in April each year, in line with our Rent Policy. Inflation is calculated using the Retail Price Index (RPI).
From 1 April 2020, for most tenants, basic rent increased by 2.5%. This was made up of inflation of 2% (RPI at October 2019) plus 0.5%. Please note that this increase is lower than our Rent Setting Policy suggests (RPI + 1%) but our Board was keen to keep rents as affordable as possible for customers while also making sure that we can continue to deliver high quality services.
General Tenancies
If you’re a general tenant, you now have a single rent charge which includes service charges for:
- common grounds maintenance
- cleaning of communal areas
- electrical supplies in common areas
Sheltered Housing
We carried out a review of charges to ensure we are able to continue to provide a high quality services which resulted in charges increasing significantly. Following consultation with tenants it was agreed to phase these increases in for current tenants with a 5% rise this year. New tenants will pay the new increased charge.
The housing support element of the service provided by Eildon staff is funded by Scottish Borders Council. Some tenants may need to pay a housing support charge, depending on their financial situation. SBC will let you know about this directly.
Extra Care Housing, Dovecot Court, Peebles
If you stay in extra care housing at Dovecot Court, service charges have increased by 2% in 2018/19.
Station Avenue Service, Duns
If you’re a tenant at Station Avenue in Duns, service charges have increased by 0.7% in 2016.
